Parnell is one of the harder suburbs in Auckland to price from a photograph. The land falls away sharply towards the harbour, so a house that looks single-storey from the street is often two or three levels at the back, and the suburb mixes restored villas, 1970s terraces and modern apartments within the same block. Gutter access varies enormously from one property to the next.

We quote on what the roofline actually is rather than what the street elevation suggests, which means the figure we give you is the figure you pay. On the steeper sites we use roof anchors and work from above rather than trying to reach a high-side gutter from a ladder pitched on a slope. Everything is bagged and removed, downpipes are flushed, and you get photographs of anything that needs attention.

It can. A Parnell house that presents as single-storey from the road is frequently two or three levels at the rear, and the gutter run at the low side needs height access. We look at the whole property when quoting so the price accounts for it rather than changing on the day.

We do residential terraces and small apartment blocks, usually through the body corporate or building manager. Larger commercial buildings are outside what we take on. If you are on a committee looking for a maintenance quote, get in touch and we will tell you quickly whether it is a job for us.

Single-level homes with straightforward access start around $172.50 including GST, and standard villas and bungalows run $218.50 to $264.50. Two-storey properties start at $280 for external gutters. Parnell sites vary so much that the free quote is genuinely worth getting rather than working off a range.

A straightforward single-level home is usually an hour to ninety minutes. A large multi-level Parnell property with several roof sections can take most of a morning. We would rather take the time and flush every downpipe than be quick about it and leave a blockage in a bend.

We photograph it, send it to you, and quote the repair separately. We do not carry out extra work without asking first. Plenty of what we find — a loose bracket, a split joint, a downpipe that has come away from its clip — is small and cheap if it is caught in the same visit.
