Homes step down the hill, so a house that reads as single-storey from the road is often two levels at the seaward side, and the gutter that faces the water — the one taking the most salt and the most weather — is usually the one that is hardest to reach from the ground.

On the seaward runs we pay particular attention to the condition of the fixings, because that side ages fastest. Everything comes out by hand, gets bagged and removed, and every downpipe is flushed. On the full roofline. It is extremely common in Kohimarama and it is exactly why we quote from the property rather than a photo. The seaward gutter needs height access even though the street elevation suggests an easy single-storey job, and the price accounts for that up front.
Almost always the seaward side. It takes the salt, the wind-driven litter and the weather, and on a sloping Kohimarama section it is also the high side to access. We check the fixings on that run specifically because it ages faster than the rest of the system.
Twice a year for most properties here. The combination of salt and leaf litter means the flush matters as much as the clear-out, so we would not recommend stretching to annual just because the gutters look reasonably clear from below.
Yes — re-bracketing, joint sealing, downpipe repair and full spouting replacement. If something turns up during a clean we photograph it and quote it separately. We never carry out extra work without asking first.
Just make sure we can get around the house and that gates are unlocked. You do not need to be home. We send before-and-after photos when we finish so you can see what came out and what the runs look like now.
