Flat Bush is the newest large-scale subdivision in Auckland, and the housing is distinctive: predominantly two-storey, tightly spaced, tile or Colorsteel roofs, and a high proportion of homes with internal gutters running between roof planes or behind parapets rather than at the eaves. It is a very different job from an older suburb, and the risks are different too.
Internal gutters are the thing to understand here. When one blocks, the water does not spill over the front edge where you would see it — it backs up over the upstand and goes into the building, usually appearing as a stain on an upstairs ceiling long after the damage has started. Add tile grit, construction debris that is still in the gutters years after handover, and large roof areas feeding few downpipes, and these homes need clearing despite having almost no mature trees around them.

A lot of Flat Bush homes do. If you cannot see a gutter running along the eaves on every elevation, or the roof has a flat parapet edge rather than an overhang, you probably have at least one internal run. We will identify them when we quote.
Because they fail inwards. A blocked eaves gutter overflows over the front edge and you see it. A blocked internal gutter backs up over the upstand and into the building, and the first sign is usually a stain on an upstairs ceiling — by which point the damage is well under way.
Two-storey homes with three or four bedrooms are $280 including GST for external gutters and $350 for internal — internal costs more because access is narrower and the work is slower. Homes with five or more bedrooms start at $350 and typically run to $450 or above depending on gutter type and roof layout.
This is the most common assumption we correct in Flat Bush. Roofing swarf and construction debris routinely sit in gutters for years after handover, tile roofs shed a fine grit that compacts into silt, and a large roof draining into few downpipes has very little tolerance for any of it.
Annually before winter as a minimum, and twice a year if you have internal gutters. With internal runs the point is not the volume of debris, it is that you have no way of seeing a developing blockage until it is already inside the house.
