Roof and Gutter Cleaning Manukau

Manukau mixes residential streets with light commercial and a lot of newer building, so the work varies more than in a purely residential suburb. We clear gutters on family homes, on townhouse blocks and on small commercial premises around the centre, and each has a different failure pattern — homes fill with leaf litter, newer builds hold construction debris and tile grit, and commercial roofs tend to have long internal gutter runs feeding a small number of large outlets.

What does not change is the method. Everything is cleared by hand rather than blown around, bagged and taken off site, and every outlet and downpipe is flushed and checked to run. On the larger roofs we pay particular attention to the outlets, because that is where a blockage does real damage — water backs up over the upstand and into the building rather than spilling harmlessly over the edge of an eaves gutter.

We take on small commercial buildings — shops, light industrial units, small offices — alongside residential. Large multi-storey commercial sites are outside what we do. Send us the address and we will tell you quickly whether it is a job for us.

Compact single-storey homes start around $172.50 including GST, standard homes run $218.50 to $264.50, and larger single-level homes $299 to $368. Two-storey properties start at $280 for external gutters and $350 for internal. Commercial premises are quoted individually.

It sits between roof planes or behind a parapet rather than at the eaves, so a blockage backs water up into the building instead of spilling over the front edge. That makes them far less forgiving than a normal eaves gutter, and it is why we check the outlets on those runs first.

At least annually before winter. Newer Manukau homes have large roof planes draining into relatively few downpipes, which leaves little margin when an outlet starts to restrict, and construction debris in the gutters is common for years after handover.

Yes, always bagged and removed. We do not tip gutter waste into garden beds or leave it in a bin on site, on residential or commercial jobs.
