Orakei looks out over the harbour from some genuinely steep land, and the housing runs from original 1930s and 1950s homes through to substantial modern rebuilds taking advantage of the view. The steepness means split levels, retaining walls and decks, and gutter runs at heights that vary a lot from one elevation to the next on the same house.

The newer builds bring their own quirk — large roof planes draining into a small number of outlets, and increasingly internal gutters concealed behind a parapet where a blockage does not overflow visibly but backs up under the roofing instead. We clear both kinds, check every outlet, and flush every downpipe. On the internal runs especially, the point of the visit is finding the problem you cannot see from the ground.

It runs between roof planes or behind a parapet rather than at the eaves, so you cannot see it from the ground. A lot of the modern Orakei rebuilds have them. If yours does, a blockage backs up under the roofing rather than overflowing visibly, which is why they matter more than external gutters.

Access is narrower and there is nowhere for debris to fall clear, so it is slower and more careful work. On a two-storey home, internal gutters start around $350 including GST against $280 for external. It is still much cheaper than the repair a missed blockage leads to.

Yes. Steep sections with split levels and retaining are normal here, and we use roof anchors and harnesses where the pitch and height require it. We assess each elevation when quoting rather than assuming the whole house is the same access.

Once or twice a year depending on tree cover. Large modern roofs with few downpipes have very little tolerance for a partial blockage, so even where the leaf load is light we would suggest an annual clean before winter as a minimum.
