Mission Bay packs a lot of variety into a small area. There are beachfront apartments, restored villas a street or two back, and post-war homes climbing the hill behind them, all within the same few blocks. The salt air reaches all of them, and the mature street trees along Tamaki Drive and the residential streets behind add a genuine leaf load that catches people out who assume a beachside suburb means clear gutters.
We clear the full system by hand, bag what comes out, and flush every downpipe. On the apartment and unit blocks we usually work through a body corporate, and on the older villas we take the same care with original spouting and fascia that we would in Ponsonby or Devonport. Anything corroding gets photographed and sent through with the after shots so you have a record.

More than people expect. The street trees through Mission Bay and the residential streets behind Tamaki Drive drop a real load, and the pōhutukawa add flowers and leaf through summer. It is a mistake to assume proximity to the beach means clear gutters.
Twice a year suits most Mission Bay properties. If pōhutukawa overhang the roof, weight one of those visits to late summer rather than doing both in autumn, because that is when they actually shed.
Yes. On the original villas here we hand-clear rather than scrape, and we keep ladder loads off century-old fascia boards by working from the roof where the pitch allows. Old spouting is thin and the brackets are as old as the house.
Every time. Clearing a gutter and leaving a plugged downpipe accomplishes very little, and material loosened during the clean can settle in a bend. Every outlet is checked and every pipe flushed as part of a standard job.
